One of the requirements for real estate salespersons (or self-employed agents) to get registered is that they must either pass the Real Estate Salesperson (RES) examination offered by the Council for Estate Agencies (CEA) or have another qualification that is considered to be comparable.

What is the RES Course?
The Real Estate Sales Associate (RES) Course is a prerequisite for anybody who is considering a career in the real estate industry. The length of time it takes to complete the RES course ranges anywhere from one to two months, with the time commitment dependent on whether or not you attend lessons during the day or in the evening.
Participants in the course will have a validity period of two years from the time they finish it to take the RES Exam.
According to the Estate Agents Act, new entrants are required to attend and finish the course via a CEA-approved course provider before they may become licensed estate agents.
This restriction imposed by CEA is justified for the following reasons:
- Raise the bar in terms of quality and expectations for any and all prospective real estate agents who are interested in working in estate agencies.
- Check that real estate agents have the appropriate level of knowledge and experience.
- Having an understanding of and practicing high ethical standards.
This course covers a broad range of topics, such as the policies, rules, and regulations on real estate agency activities, as well as professional handling and compliance with our government’s policies and laws. The course curriculum covers a wide variety of topics.
RES Course Eligibility
In order to be accepted into the RES Course, the following conditions need to be satisfied:
- Citizen of Singapore or a Permanent Resident of Singapore.
- At least 21 years of age and older than that.
- A minimum of 4 GCE ‘O’ Level passes or equivalent.
- It satisfies the CEA’s standards for being fit and appropriate.
RES Exams’ Results Notification
Approximately four to six weeks after the conclusion of the RES Exams, candidates who have participated in the RES Exams will be notified via email by the CEA’s appointed Examination Administrator.
In the email that is going to be sent to applicants, there will be four potential sorts of outcomes:
- Pass (P)
- Fail (F)
- Pass Paper 1; Fail Paper 2 (P1 F2)
- Fail Paper 1; Pass Paper 2 (F1 P2)
As was just mentioned, only the third and fourth outcomes will permit a candidate to retake the exam that they were unsuccessful in the first time around.
You are required to pass the remaining paper within the two-year validity period that begins after the completion of your course. This is an important point to keep in mind if you are taking the exam more than once.
Should you fail to do so, you will be required to repeat the Best RES Course Provider before being allowed to attempt BOTH papers again.

Appeal for RES Exams Results
If you believe that you should have passed the tests but didn’t, you have the option of submitting an appeal to SEAMEO RELC, the designated Exam Administrator, asking them to go over your papers and decide whether or not you should have passed.
The appeal has to be sent in no later than five business days from the day that the test results were released.
